Illinois Title and Escrow works with two underwriters to provide searches, title commitments, policies, and closing services for both residential and commercial transactions.

Letter Report – This product lists title as it is found on the last deed of record.  It also lists the current year’s taxes and any and all liens that have been filed in the public record since the date of the recording of the last deed of record.

Title Commitment – This product is prepared after a search of the public records is conducted.  It will reflect the current owner of record along with items affecting the property such as taxes, easements, covenants and restrictions, liens and encumbrances.

Owner’s Title Policy – This policy insures the owner (buyer) of the land and is issued after the closing has taken place.  It may be valid as long as the owner (buyer) retains an interest in the property.

Loan Title Policy – This policy insures the interest of the lender in a mortgage transaction.  It can be issued in conjunction with a purchase of property or in a refinance.
